North Somerset's managed work spaces offer flexible offices, studios and workshops. Small and growing businesses can take advantage of short-term leases, expandable space and even on-site support at a number of sites including:

The FoodWorksSW

The Food WorksSW is a vibrant new centre of excellence for nurturing local food and drink business, located in the Weston Business Quarter, Junction 21EA, ten minutes from the M5 motorway.

The Centre will have twelve food-grade business units (4 x 1500 sq. ft. and 8 x 1000 sq. ft.) To Let. Units will be available for food and drink manufacturing on easy in, easy out basis with access to technical support and expert advice from the on-site team. In addition, four state of the art product development rooms, including a multi-purpose, flexible commercial kitchen space will be available for business to hire on a one off basis and for regular short-term use.

The Food and Drink Forum Ltd was appointed in April 2019 to run the centre on behalf of North Somerset Council and will be working closely with the authority on pre-lets and the fit out of the centre in the lead up to The Food WorksSW becoming operational in March 2020.

The Hive

The Hive

‘The Hive’ is a landmark 20,000sq ft business centre providing a base for start ups and small businesses in Junction 21 Enterprise Area Weston-super-Mare.
Inside, the professional, flexible and affordable space provides fully-equipped offices with high speed broadband, easy in easy out terms, a managed reception, virtual offices, meeting rooms, on-site business support, a business club and networking opportunities.

The centre is owned and managed by North Somerset Enterprise Agency.

Leigh Court

Three miles from the M5 and close to Bristol city centre, Leigh Court is a Grade II* listed mansion offering serviced office space. The site, in a parkland setting, has offices of various sizes which would be suitable for between two and 12 people.

Rental is offered on easy-in, easy out monthly terms, which includes a full range of office services, from security to reception and much more. These services are flexible and can be tailored to individual needs.

In addition, tenants have access to business services such as on-site catering and preferential rates for corporate hire. Virtual office solutions space provide a prestigious address and all the facilities required, such as a telephone answering service and post forwarding on a daily basis.
